I was recently featured in a Building Service Contractor’s Association article about managing customer relationships in contract cleaning. That subject matters. Janitorial is one of the places where service relationships are won or lost.

But after enough years working on real properties, you learn something quickly: clients do not live inside service categories.

They are not standing on a site thinking, this is a janitorial issue, that is a security issue, somebody should call landscape. They are thinking, I have a problem on my property. Who is going to handle it without making me chase three vendors and repeat myself three times?

That is the real test.

Recently, our arbor crew responded after hours in Coral Gables to clear a large downed tree and restore access. On paper, that sounds like a landscape job. In real life, it can turn into a safety problem, an access problem, a traffic problem, and a communication problem in a matter of minutes. At that point, nobody cares how your company is organized. They care whether the area is safe and whether somebody is clearly in charge.

Janitorial works the same way. People sometimes talk about cleaning as if it is mostly about appearance. It is not. If a restroom issue lingers, if trash starts piling up during a busy event, or if a lobby is not reset before the next day starts, the client is not thinking about a checklist. They are thinking about complaints, public perception, tenant experience, and how much of this problem is about to land on their desk. Good janitorial service removes that pressure. Bad janitorial service adds to it.

Security is no different. A client is not paying for a uniform in a chair. They want officers who are alert, professional, and able to communicate clearly when something is off. They want someone who notices the gate that should not be open, the situation that is starting to escalate, or the issue another vendor missed because it was “not their department.” Good security reduces noise for the client. It does not create more of it.

That is also why public-facing events reveal so much. Recently we were proud to attend Frost & Flavor at the Miami-Dade County Fairgrounds, and SFM has managed Fair event cleanup since 1978. Jobs like that make one thing obvious: the public sees one experience. They do not separate cleanliness from safety, or access from presentation. They just know when a site feels well run and when it does not.

Clients see it the same way.

Strong service relationships are not built by promising great communication in a proposal. They are built when a client has a real problem and does not get a runaround. They are built when one partner can see the full picture, respond fast, and take ownership of the outcome.

That matters in janitorial. It matters in security. It matters in landscape and arbor work. Most of all, it matters to the client, because real property problems do not stay in one lane for very long.

At 9 p.m., nobody cares which department owns it. They care whether it gets handled. If that is the standard you want from a service partner, that is exactly how we think at SFM.
